Mandarin Oriental Returns to the Philippines With New 275-Room Makati Hotel

After a 12-year absence, Mandarin Oriental is set to return to the Philippines with a new luxury hotel in the heart of Makati.
Mandarin Oriental is making its long-awaited return to the Philippines, with a new 275-room hotel in Makati scheduled to open in late 2026.
The new property is being developed through a partnership between Mandarin Oriental Hotel Group and Ayala Land Hospitality, the hospitality arm of Ayala Land. It will be located above Ayala Triangle Gardens in the Makati Central Business District, bringing the international luxury hotel brand back to the city where its Philippine story began.
The reopening marks the end of Mandarin Oriental’s 12-year absence from the country following the closure of its original Makati property in September 2014.

A Return to Where It All Began
Mandarin Oriental’s original Manila property opened in September 1974 and was designed by National Artist for Architecture Leandro Locsin. Located in Makati, the hotel became one of the city’s prominent luxury addresses for decades before closing its doors in 2014.
Its upcoming return introduces a new property while reconnecting the brand with its former home in Makati.
“Its return reflects not only the enduring appeal but also our vision of creating world-class city destinations that celebrate Filipino culture and foster meaningful connections,” Ayala Land Creative Director Paloma Urquijo Zobel de Ayala said in a June 9 press release.
The new Mandarin Oriental will take inspiration from its location beside Ayala Triangle Gardens, incorporating the greenery of the area into the design and guest experience.

Filipino Craftsmanship Meets Modern Luxury
While the new hotel will carry Mandarin Oriental’s international luxury identity, Filipino influences are expected to play a significant role throughout the property.
The hotel will feature Filipino craftsmanship across its suites and amenities, with design elements inspired by the natural surroundings of Ayala Triangle Gardens.
The 275 rooms and suites will provide views of Makati and the surrounding cityscape, while the property’s location places guests close to the CBD’s offices, shopping destinations, restaurants, and other lifestyle establishments.
The development is also designed to cater not only to international travelers but to local guests looking for dining, wellness, and leisure experiences within Makati.

A Focus on Wellness
Wellness will be one of the key features of the new property.
Mandarin Oriental Makati will house an 800-square-meter Spa and Wellness floor, offering holistic treatments inspired by Filipino healing traditions.
The hotel will also feature fitness and yoga facilities, giving guests spaces dedicated to movement, relaxation, and overall well-being.
Adding to the wellness offering is a 25-meter outdoor swimming pool overlooking Ayala Triangle Gardens, providing a green backdrop within the city's central business district.
The focus reflects the growing role of wellness in the luxury hospitality industry, where hotels are increasingly positioning themselves as destinations for both accommodation and holistic experiences.

Expanding Ayala Land Hospitality's Portfolio
The Mandarin Oriental opening will also strengthen Ayala Land Hospitality’s growing portfolio of hotel and resort brands.
The company’s portfolio includes homegrown brands such as Seda Hotels, El Nido Resorts, and Huni Lio Resort El Nido, alongside international hotel brands including Holiday Inn & Suites Makati and Raffles Makati.
The addition of Mandarin Oriental further expands Ayala Land Hospitality’s presence in the luxury segment and adds another international name to Makati’s growing hospitality landscape.
For Mandarin Oriental, meanwhile, the new property represents more than a new address. It marks the return of a familiar luxury name to the Philippine market after more than a decade away.
As Makati continues to evolve as one of Metro Manila’s major business and lifestyle destinations, the arrival of Mandarin Oriental later this year is set to add another new chapter to the city's luxury hospitality scene.
